Title check:
Verify ownership of the "mother title" via an independent land search to ensure there are no hidden charges or encumbrances.
Statutory approvals:
Confirm valid permits from the county government, the National Construction Authority (NCA), and NEMA for environmental compliance.
Managing Payments and Legal Contracts Milestone schedules:
Tie installment payments strictly to physical construction phases (e.g., foundation, structural slab, roofing) rather than calendar dates.
Escrow protection:
Insist that funds go into a regulated joint escrow or advocate trust account instead of the developer's general operating account.
